Imposition of fees. Except as provided in paragraph (a)(1)(ii) of this section, neither a creditor nor any other person may impose a fee on a consumer in connection with the consumer’s application for a mortgage transaction subject to paragraph (a)(1)(ii) of this section before the consumer has received the disclosures required by paragraph (a)(1)(ii) of this section. If the disclosures are mailed to the consumer, the consumer is considered to have received them three business days after they are mailed. *** NO Fees shall be collected other than that to obtain credit history prior to receiving an initial Good Faith Estimate and Truth-In-Lending from the creditor.

PLEASE do NOT open or close any accounts. Keep usage at a minimum and NO major purchases, before and until CLOSE of escrow. Lenders MAY RE-PULL credit reports ONE day BEFORE funding your loan. A drop in credit FICO scores, additional debts or derogatory credit may affect your original underwriting approval.

***A current credit report with credit scores may be used for pre-qualification only. Loan pre-approval, (DU) automated approvals and underwriting approvals require a credit report issued to Global Mortgage thru our approved credit reporting bureau.

NO overdraft charges! These may affect loan approval and cause denial in some cases. Cash and non-documentable deposits are not allowed.  Also, cash can not be used for your funds-to-close or settlement. ANY non-payroll deposits will need to be documented, NO exceptions; non-documented deposits will not be counted towards funds-to-close and may hold up funding or create a denial of your loan.

Any changed circumstances may result in a denial of your loan. If anything changes please try to prevent the change or communicate it with us beforehand in order to prevent problems. Make sure the lines of communication remain open as we work for you and our job is to get your loan funded in the smoothest manner possible.
